Beyond the Pitch: How a Soccer Stadium is Reshaping Pawtucket's Future

Thursday, November 6th (3 PM - 4 PM)

This session explores how the City of Pawtucket, Rhode Island, harnessed the power of public-private partnerships (P3s) to drive transformative community revitalization. Following the departure of its minor league baseball team, city officials began seeking new opportunities to repurpose the stadium site. At the same time, a nearby brownfield undergoing environmental remediation by Rhode Island Energy emerged as a promising location for waterfront redevelopment.

Through strategic collaboration with private partners, Pawtucket is moving forward with Tidewater Landing—a vibrant, mixed-use transit-oriented district (TOD) with 600 residential units, recreation amenities, open space, and commercial/retail space spanning both sides of the Seekonk River. At the heart of the development is Centreville Bank Stadium, a cutting-edge, fully electric venue home to the Rhode Island Football Club. In just three months since opening, Centreville Bank Stadium has welcomed over 100,000 visitors, showcasing how innovative partnerships can fuel sustainable economic growth, address housing needs, and unlock new commercial potential. This dynamic panel features a diverse group of professionals who bring multiple perspectives to this transformative land development project, including Jason Pezzulo, AICP, Pawtucket's Director of Commerce; Dan Kroeber, PE, Managing Director of Fortuitous Partners - the Project Developer, Lance Hill, PE, an owner’s representative from Pare Corporation; and SLR's Senior Principal Planner, Nina Peek, AICP.
